Grant of Easement. Subject to the terms and conditions set forth in this Agreement, KBS hereby grants and conveys to Renton a temporary, non-exclusive easement over, across, and upon the Easement Area. 2. Purpose of Easement. The Easement is granted solely for the purpose of construction, maintenance and use of an access and turnaround area for emergency vehicles. 3. Termination of Easement. The Easement shall automatically terminate without any further action by KBS and/or Renton upon the legal connection of Kitsap Place NE with a public right-of- way to the north of the Burdened Property. 4. Runs with the Land. This Easement Agreement and the covenants herein contained shall run with the property described herein and are binding upon all subsequent owners thereof for the term of the Easement. The rights and obligations of the parties hereunder shall inure to the benefit of and be binding upon their respective successors and assigns.
