W&H Pacific's responses are as follows: 1. The "improvements" and "after" sheets should be combined, and the "before" sheet should be eliminated so that the required information is all on one sheet—e.g., new square footages for the lots and square footages for the buildings need to be on one plan sheet. RESPONSE: We hereby request that we maintain the before and after property sheets in order to present the information in a more readable format. We have shown the square footages of the lots and the buildings on both sets of sheets. 2. Please use different line type settings for the old lot line and the new lot line so that each can be more easily distinguished from the easements and unaltered property lines on the site. RESPONSE: We have changed the line type to better represent the easement and unaltered property lines. 3. The words "after HA"will need to be removed from the plan sheet if the "before"and "after" sheets are combined. RESPONSE: This will be unnecessary because we are not combining the sheets. 4. Please dimension the existing structures, provide the ground floor square footages of the buildings, and the setback distances from the closest point of the structures to the property lines on the plan. RESPONSE: We hereby request a waiver for dimensioning the structures. First,there is a zero lot line setback because of the zoning. Second, when we initiated this survey, per our discussion with Bob MacOnie, we were told we only needed to as-built those structures abutting the area of the lot line adjustment. We have shown the approximate setbacks from the property lines to the structures. 5. What is the purpose of the easement document attached to the Master Applications? Is this a new easement? Note the City of Renton land use action number (LUA-98-148-LLA) and the city's land record number (LND-30-0174) on all the drawings sheets, preferably in the upper right-hand corner. The type size used for the land record number should be smaller than that used for the land use action number. , RESPONSE: We have duly noted the action number and recording number as requested on the first sheet. 7. Provide ties to the City of Renton Survey Control Network. RESPONSE: We have tied two Renton horizontal control points to the site. 8. Provide the bearing to center for all the curves noted for proposed Parcel B-1 (sheet 3 of 6). RESPONSE: We have shown radial lines as requested. 9. Note the addresses of the two parcels on the drawing.. RESPONSE: We have noted the addresses of the two buildings. 10. The titlefor the Cityo Renton official signing the lot line adjustment document is the Ci , .f .f� � g h' of Renton Administrator. Planning/Building/Public Works. RESPONSE: We have added the City of Renton Administrator to the signature block. 11. Indicate what was, or is to be, set at the new corners of the lots. RESPONSE: We have denoted the corners to be set on the new property lines. 12. Indicate a statement of equipment and procedures used,per WAC 332-130-100. RESPONSE: We have placed the statement corresponding with WAC 332-130-100. 13. Note the date the existing monuments were visited,per WAC 332-130-0501.fiv., if not the same as noted in the Surveyor Certification. RESPONSE: We have made the corrections and added August to the survey certification. 14. Note whether properties adjoining the subject parcels to the northwest, northeast and south are platted(give plat name and lot number)or unplatted. The I"INDEX"on sheets 2 and 3 of 6 note the easement line as a thin solid line, but the drawings note the easements as dashed lines. RESPONSE: The"INDEX"sheet has been corrected to reflect the easement line used on the drawings. 16. Note that if there are restrictive covenants, agreements or easements, they can be recorded concurrently with the lot line adjustment. For easements, indicate on the drawing to whom the easement is granted. The lot line adjustment and the associated document(s) are to be given to the City Clerk's.office as a package. The lot line adjustment should have the first recording number. The recordingnumber(s)for the associated document(s) should be referenced on the lot line adjustment drawing in the appropriate location(s). RESPONSE: We are unaware of any covenants, agreements or easements to be added to the existing parcels as part of this lot line adjustment. 17. Include "City of Renton"in the captions for the new legals. RESPONSE: We have included the words "City of Renton"in the legal descriptions. 18. See the attachment for errors noted on sheet 4 of 6. RESPONSE: We have not received the attachment of errors from the City, but they were dictated to us by Bob MacOnie and we corrected them on Sheet 4 of 6. The lot line adjustment is required to relocate a portion of the common property line between the adjacent Jefferson Smurfit parcel and the Sid Eland parcel, to include the proposed parking lot expansion into the Sid Eland property. The project site and proposed parking lot expansion are located at 555 Monster Road Southwest, in Renton, Washington. (Please see attached vicinity map.) Project Description Sid Eland proposes to construct an additional 22 parking stalls in the vicinity of the 20 stalls located on the Jefferson Smurfit parcel (Parcel 1). He also proposes to adjust the site's parcel boundary to include the reconfigured parking area into the Sid Eland parcel (Parcel 2), by a lot line adjustment. The 151 parking stalls currently available are inadequate due to the number of employees plus vendors and visitors at the Sid Eland Distribution facility. Temporary parking by vendors and visitors causes traffic/parking congestion, which interferes with truck and delivery movements through the site. The congestion also has the potential to obstruct fire truck and emergency access routes. We understand the various departments have approved the engineering plans/construction documents for the parking lot expansion, and permits may be issued with the completion of the SEPA process in early October. We request that the permits for construction be released with the completion of the SEPA process, and that the review/approval of the lot line adjustment run concurrently with the construction. This will allow the construction of the improvements during more favorable weather conditions.
