The taxpayer of record for Parcel No. 192305-9035 is Cushman& Wakefield Inc. (sales information indicates that Vicki Diambri is the property owner). Did Victor Diambri(or other) also complete a Land Use Permit Master Application form as required by the city for all vested owners in the property? Was Vicki Diambri authorized to act for Victor Diambri? In addition,what is the relationship between the applicant Diambri, Sound Ford and Walker Subaru? Please provide proof of ownership documentation. All vested owners need to sign the lot line adjustment drawing,when said document is ready to record. As currently shown, existing Lot"A"(drawing and legal description)consists of two legal lots with separate tax lot numbers(#192305-9053 and 192305-9055). Ifthese two lots are to be combined into one("Lot 1"),then note that as a statement on the drawing to make it clear. If that is not the case,then show three separate lots on the drawing(add Lot"3"), and adjust the lot lines as needed. The legal description for Existing Lot"A" should be separated into two legal descriptions, [there are to be three lots. Fesser (\, SUBJECT: Walker Subaru Lot Line Adjustment,LUA-02-025-LLA Format and Legal Description Review Bob'Mac Onie and I have reviewed the above referenced lot line adjustment submittal and have the following comments: Comments for the Applicant: Note the City of Renton land use action number and land record number,LUA-02-025-LLA and LND-30-0240,respectively, on the drawing sheets. The type size used for the land record number should be smaller than that used for the land use action number. Ia'single property owner does not own all of the three properties involved in this lot line adjustment,then each owner needs to submit separate Land Use Permit Master Application forms. It appears that"Existing Lot A"is comprised of two existing properties(Tax Lot Nos. 192305- 9053 and 192305-9055). Show the existing property line with bearings and dimensions that separate these two properties, if they are separate legal lots. Is it the intent of this lot line adjustment to make one legal lot out of these two, if two exist? Show ties to the City of Renton Survey Control Network. The geometry will be checked when the ties are provided. Note all easements, agreements and covenants of record on the drawing. Note whether the adjoining properties are platted(give plat name and lot number)or unplatted. The lot line adjustment and the associated document(s)are to be given to the Project Manager as a package. The lot line adjustment shall have the first recording number. The recording number(s)for the associated document(s)will be referenced on the lot line adjustment in the appropriate locations.
