The “Conclusion” includes the difference in trip counts between a 4500 SF Convenience Market and a 3000 SF one along with Attachment C – Comparative Trip Generation Detailed Summary. In a previous discussion, you mentioned that the ITF Land Use Code for convenience retail with fuel pumps should be 853 and Michael Reed is aware of that code, but thinks 851 is more appropriate for the property and proposed development. If LUC 853 were to be used, it would approximately double the trip count unnecessarily. Michael stated to me in a phone conversation that LUC 853 would be appropriate if new pumps were being installed, however, there will be no change to the existing pumps therefore LUC 851 would be the appropriate code.
