Therefore, as permitted under the RCW 43.21C.110,the City of,Renton is using the Optional DNS,process to_,give notice that a DNS is likely to be issued. Comment periods for the project and the proposed DNS are integrated into a single comment period. There will be no comment period following the issuance of the Threshold Determination of Non-Significance (DNS). A 14-day appeal period will follow the issuance of the DNS. The subject area is shown on the attached maps. The Council's intent is to ascertain whether existing land use designations would allow densities that may pose environmental risks to the subject area and to May Creek. The review will consider the existing Residential Single Family and the lower intensity Residential Rural designation. No increase in potential zoned density is anticipated to result from this review. Existing King County zoning is R-4 and R-6. Existing City zoning is R-8, for the portion within Renton. Alternatives to be analyzed include maintaining the existing designation and amending designation to Residential Rural. Redesignating to Residential Rural may lower the development potential of the subject parcels. Only the portion of the study area within the city will be considered for zoning changes concurrent to amendments to the Comprehensive Plan Land Use Map. The subject area includes extensive slopes of 25% to 40% with several small areas exceeding 40%. One small wetland or no streams are mapped for the subject area in the May Creek Current and Future Conditions Report (1995). The City's Critical Areas Inventory map a portion of the area for high erosion hazards.
