A. Project Name: Renton Ding 5 lot short plat B. Zoning designation is R-4, we hope to increase density to R-6 C. Current use: Primary residential dwelling for Tim and Wendy Ding D. Site features: Flat lot on the S ½ of the parcel, minimal trees, and no wetlands. On the N ½ of the parcel there are steep slopes E. Soil type is rock and dirt with perhaps a little bit of clay. Soil provides no issues with drainage on the property F. Proposed use: we propose to subdivide the property located at 2605 Monroe CT NE Renton into 5 individual parcels and then build single family homes on 4 lots. The single- family homes should have a footprint of no more than 1800sqft and will be 2 stories with an estimated build height of less than 25ft. Each home on each site will have their own driveway and a 2-car garage. There will be a cul-de-sac installed to provide access to all residents and emergency vehicles. G. Proposed off-site improvements: we plan to extend all utilities from the main hub that terminates from the end of Monroe CT NE. We plan install an access road including a cul-de-sec to reach all parcels. We will include standard 4ft sidewalks with lights throughout the community. We plan to include 1 sewer manhole on the main access road along with 1 new fire hydrant H. Total estimated construction costs include development costs of $140,000/parcel. This will include all feasibility costs, dirt work, subdivision permits, utility extension, storm water planning, survey, driveways, all off-site improvements.
