HomeMy WebLinkAboutAdden 4ADDENDUM No 4 TO LEASE AGREEMENT LAG-14-006 (Amazing Grace Lutheran) LAG-14-006, Adden #4-22 THIS ADDENDUM/AMENDMENT No. 4 to Lease Agreement LAG 14-006 is effective as of August 9, 2022 ("Effective Date") by and between the City of Renton ("City" or "Landlord""), a Washington municipal corporation, and Amazing Grace Lutheran Church ("School" or "Tenant.") a Washington non-profit corporation. The City and Tenant are referred to collectively in this Agreement as the "Parties." RECITALS: WHEREAS, under lease LAG 14-006, effective October 2, 2014, and Addendum/Amendment No. 1 in 2016, and Addendum/Amendment No 2 dated March 9, 2020, and Addendum/Amendment No. 3 dated June 21, 2021, the City of Renton has leased to Amazing Grace Lutheran Church (Tenant), the use of certain spaces (First, Third, and Fourth Floors of the building) in the Property commonly known as 200 Mill Ave S, Renton, WA (the "Property") for the purposes of a school; and WHEREAS, the Tenant wishes to expand its use in the Property to include the Fourth Floor Suite 400, as shown in Exhibit A and is approximately 2,024 square feet "as-is" and to be wholly responsible for the costs of all tenant improvements, the permitting and any consequential costs associated or related to the tenant improvements. This expansion permits the Tenant a combined use of the fourth floor for a total of Five Thousand Seven Hundred and Ninety-Five square feet (5,795 sq ft). Tenant understands that the City is in negotiations to sell the Property and that the building in which they are located will likely be demolished in the future with no further opportunity for lease extensions beyond the Termination Date. Now, THEREFORE, the Parties agree as follows: 1.Premises: The Tenant shall expand its use in the Property to include the Fourth Floor Suite 400 approximately two thousand twenty-four square feet {2,024 ft) "as-is", as shown in Exhibit A-4, to combine the fourth-floor use of Five Thousand Seven Hundred and Ninety-Five square feet (5,795 sq ft).
