AN ORDINANCE OF THE CITlt OF RENTON, WASHINGTON, CHANGING THE ?ONING CLASSIFICATION OF CERTAIN PROPERTY WITHIN THE CITY OF RENTON FROM GENERAL CLASSIFICATION DISTRICT (G) TO MANUFACTURING PARK DISTRICT (MP) WHEREAS under Chapter VII, Title IV (Building Regulations) of Ordinance No. 1628 known as the "Code of General Ordinances of the City of Renton", as amended, and the maps adopted in conjunction therewith, the property hereinbelow described has heretofore been zoned es General GIteaification District (G), end WHEREAS a proper petition for change of zone classification of said properties has been filed with the City Clerk on or about May 5, 1967, which petition was then dulSv referred to the Planning Commission for investigation, study and public'.hearing, and a public hearing having been held thereon on or about May 24, 1967, all pursuant to notice of hearing duly published and posted as provided by law; and said matter having been duly considered by the Planning Commission, and said rezoning being in conformity with the City's Comprehensive Plan and all parties having been heard appearing in support thereof or in opposition thereto, NW THEREFORE BE IT ORDAINED BY THE MAYOR AND THE CITY COUNCIL OF THE CITY OF RENTON AS FOLLGWS: SECTION I: The following described property in the City of Renton is hereby rezoned to Manufacturing Park District (MP); the City Engineer and the Planning Director are hereby authorized and directed to change the maps of the toning Ordinance, as amended, to evidence seid rezoning, as follows: All that part of the El of the El of Section 24-23-4E lying north of Northern Pacific Railway Co. right of way, together with the westerly 73.7' of Section 19-23-5E lying north of Northern Pacific Railway Co. right of way; ALSO all those portions of Tract 8, Supplemental Map of Renton Shorelands, and of the SEZ of the SW: Section 18-23-5 described as follows: Commencing at the south quarter corner of said Section 18; thence westerly along south line 970' to true point of beginning; thence north 01°40'53" East to northwesterly boundary of said Tract 8; thence southwesterly along northwesterly boundary of Tract 8 to intersection of said boundary with south boundary of Section 18; thence easterly along south line of .Section 18 to true point of beginning. Mr. Paul Gross , General; Attorney . for the applicant , : spoke on be- half-of the preliminary- plat application. ' He stated that while the applicant had . no objections' to .the various suggestions for; improvements: and additions. to the plat requested by the. City, he - felt that the sidewalk requirement_ was a ,mistake due to the fact • that he did—not expect any, amount' of pedestrian traffic in the development and .requested that a variancebe granted to allow development of the 'plat minus the required sidewalks . Stredicke stated that he felt the question :,of"sidewalks was not the responsibility of the Planning Commission but . of the Build- ing Department, The Planning ,Director stated that the sidewalk requirement. would come under the jurisdiction of the Off-Site Improvements. Ordinance . Discussion followed 'concerning ordinance requirements., variance applications and responsibility of various City ,departments in applying and .enforcing City ordinances . .. Stredicke stated that he felt that the rezone application concern- ing ,this • property. .should have been heard and passed on before. the. preliminary plat application was. presented because if the. rezone application was denied for any reason, approval, of the preliminary,. plat would have been, impossible under the present zoning classifi- cation of the . property.
