The Planning Director stated that the applicant' s use (auto wrecking yard) requires H-1 zoning, but in order to accomplish setback, fencing and landscaping to set the standard for future development in the area, the applicant was willing to accept M-P zoning on a portion of the property or restrictive covenants with H-1 zoning. (c) Barger, Lyle L. , Appl. No. R-433-67 , rezone from R-1 to R-3 ; property located at 2502-04 9th Pl. N. The Chairman described the rezone application. The Planning Director pointed out the location of the property on the zoning map and stated the applicant had been advised of the, problems of multiple. development on. the land in quest4on, but had filed an application anyway. The existing duplex on the property is a }ion-conforming use, but the Comprehensive Plan indicates multi- family residential for this area. The Planning Director stated that the staff had been notifying plattors of the expiration dates of their preliminary plats and in the future would ask that reasons for the requests be stated in their letters asking for extensions. ACTION: Moved by Racanello, seconded by Denzer, that the Commission grant a six-month extension of the approval of the preliminary plat of Honey Dew Estates Div. 3. Motion carried unanimously.
